A technicalpassportis a documentthatcontainsinformationabouttheactualstateofrealestate, namelyitstechnicalparameters (area, numberoffloors, materialofwalls, overlap, characteristicsofthefoundation, etc.

A technicalpassportcanbeissuedforanapartment, a buildingoritsindividualpremises.

Initsessence, thetechnicalpassportis a documentthatconfirmsthefactofcarryingout a technicalinventoryofrealestate. TheprocedureforsuchaninventoryisdefinedintheorderoftheStateCommitteeforConstruction, ArchitectureandHousingPolicyofUkraineNo. 127 dated 05/24/2001 "OnapprovaloftheInstructionontheprocedureforcarryingout a technicalinventoryofrealestateobjects".

 

Accordingtothespecifiedprocedure, a technicalinventory (withtheissuanceof a technicalpassport) iscarriedoutinthefollowingcases:

1) beforeputtingintooperationthefacilitiescompletedbyconstruction, includingafterreconstruction, capitalrepair;

2) beforethestateregistrationofownershipofanobjectofunfinishedconstruction, inrespectofwhichtherighttoperformconstructionworkshasbeenobtained;

3) beforecarryingoutstateregistrationoftherightofownershipofanobjectofimmovableproperty, whichwasformedas a resultofdivision, unificationofanobjectofimmovablepropertyorallocationof a sharefromanobjectofimmovableproperty;

4) beforeputtingintooperationthecompletedfacilities, specifiedinclause 9 ofsection V "FinalProvisions" oftheLawofUkraine "OnRegulationofTownPlanningActivities".

5) in other cases - at the request of the customer.

 

Technicalinventoryofimmovablepropertyiscarriedoutbybusinessentitiesthathavepassedprofessionalcertificationandreceived a qualification certificate.

 

Thefollowingdocumentsarerequiredtoproduce a technical passport:

1) passport of the real estate owner;

2) identification number;

3) Other documents (depending on the real estate for which the technical passport is made - if necessary).
